Utility Infrastructure Information – January 17, 2012

  • UTILITIES: Important things are coming up such: as water meters and shut-offs for all units; sewer pump issues; sewer / water infrastructure; and long-range planning.   According to Mike Brody from City utilities, right now HOA is responsible to the center of the road.  Outdoor shut-offs even if they work (they may not all be in working order) do not mark the end of our responsibility.  If we get a water line break, the road will be dug up all the way to the unit.  Brody suggested that we put in shut-offs on the edge of the road where they’re needed. Then he will consider switching it so that the city will take at least that liability so that we don’t have to work in the road.  But we must go through the process of putting in the shut-offs.  Gary cautions that we will get only one chance with the city to make a deal, so we should put all political pressure on them, note all the things the city did not properly take care of when they approved this development. Bob T estimates that over the ten years of HOA existence we have spent a minimum of $25,000 HOA money on that pumping station.  It would be worth spending $300 to have it looked at to find a better way.  Should be property manager duty in the new contract.
