Work Requests (Building Committee) – 9/15/2015

Resolutions of the LCV Board from the 9/15/2015 meeting.

  • Resolution on request from the homeowner of 82 Maryland to replace the main door and the laundry room door. The committee recommended that the homeowner could replace the doors. T. Maglienti made a motion to allow the homeowner to replace the doors and H. Ward seconded. The motion was passed 5-0 with one abstention.
  • Resolution on request from the homeowner of 90 Maine Rd to install a new door with a window over the door in the brick section attached to his unit. The committee was in favor of his request. A motion was made by H. Ward to grant the homeowners request and s. Phillips seconded. The motion passed 6-0.
  • Resolution on request from the homeowner of 15 Maine Rd to install a bathroom exhaust vent through the roof. The committee said that it would be okay if Thomas Construction. S. Phillips made a motion to accept the building committee’s recommendation permit the install and that Thomas Construction would need to perform the work. P. Hayden seconded the motion. The motion passed 6-0.
  • Resolution on request from the homeowner of 113 Maine Rd to pour a concrete slab over their landscaped area between the garage wall and the sidewalk. The committee was in favor as long they installed a sewer line clean out to allow access to the line in the future. G. Eagan made a motion to accept the committee’s recommendation and that they have someone install the concrete according to industry standards and to provide spaces where needed. Dan stated that they were going to have Maurice Gilbert perform the work. S. Phillips seconded the motion. The motion passed 5-1.
  • Resolution on request from the homeowner of 59 Maine Rd to install 2 windows along the side of the unit that has no windows. One in the living room and one along that stairway. The building committee was in favor of the request and stated that the pictures submitted with the request showed the size and the grid pattern that is the same as the other windows in the unit. Some discussion followed to answer various questions about the request and what standards are followed. S. Phillips made a motion in favor of the request and P. Hayden seconded the motion. The motion passed 6-0. 
  • Resolution on request from 98 Maryland Rd. Owner stated that there have been some roof leaks and that this has caused staining on the living room ceiling. Dan discussed this with Thomas Construction who performed the repairs to the roof and visited the homeowner. Dan stated that past policy has been that the HOA fixes the roof but the homeowner has to repair internal damage. Dan showed the homeowner that during additions to the units that a seam in some units is more pronounced along the addition than in other units. The owner contacted a painter for repair and has not heard back from the owner. P. Hayden made a motion to deny the request and S. Phillips seconded. The motion passed 4-1 with one abstention.
