2017-18 Property Manager Contract Resolution – May 9, 2017

Resolution of the Board at the May 9, 2017 meeting.

Bob requested the amounts of the bids from the candidates.  Tom stated the bid documents requested bids for a 13 month contract period in order to get this contract (as with the bookkeeper) on a fiscal year basis.  As there was therefore some confusion in the bids, Tom asked Adam to verify that his bid for 13 months was $52,000 and Adam confirmed this was the case.  Tom then reported the results as follows:  13 month basis – Curtis Latremore $42,500; Adam Whitbeck $52,000.  If compared on an annual basis Curtis Latremore $39,230; Adam Whitbeck $48,000.  If compared on a monthly basis Curtis Latremore $3270; Adam Whitbeck $4000.  (Current contract price from Adam Whitbeck is $3250 per month or $39000 annually.)  Several board members expressed their feelings about the candidates, one way or the other, both at this time and during the discussion phase of the votes, considering many factors including the amount of the bids. 

  • Motion by Peter Hayden to award the 2017-18 Property Manager contract to Adam Whitbeck; seconded by Linda Turner; motion failed by a vote of 4-2 with Bob Turek, Don Cosgro, Tom Maglienti and Don Miller in the negative. 
  • Motion by Tom Maglienti to award the 2017-18 Property Manager Contract to the low bidder, Curtis Latremore in the amount of $44,025.64 or $3269.23 per month for 13 months plus $1525.64 for 14 days of prorated expense for May 2017.   Contract to run from May 18, 2017 through June 30, 2018; seconded by Bob Turek; passed 4-2 with Linda Turner and Peter Hayden in the negative.  Patty then thanked Adam for his 4 years of past service and a round of applause was received from the board and members in attendance.
