City Considering New Construction Projects – (Revised)

Hello Homeowners!

In an effort to keep you apprised of happenings in the LCV area we are letting you know about three proposed projects that were presented to the City Planning Board on June 26th that are in or near our neighborhood.  The links below will take you to the actual proposals as they were made to the Planning Board.

The first of these is a proposal to amend a previously submitted subdivision plan for the area near 38 Iowa St.  The proposal combines several single family lots for the purpose of enclosing the existing 6-plex apartment building and combines parts of three other lots into two new lots, although there is no mention of the plan for development on them.  This subdivision meets the requirements of the zoning ordinance and therefore does not require variances, although there is a variance request to build an overheight garage on one of the new lots.

The second project is a proposal to divide an existing lot along Maine Rd. into two lots for the purpose of constructing two single family homes.  This project also meets the requirements of the zoning ordinance.

The third project, Enclave Estates is located along Rt. 9, just south of the Glens Falls Nation Bank.  While it does not directly border Lake Country Village, it is just a short distance away.  This project requires several variances including the number of units proposed (46) which is well above the allowed density of 24 for this lot.  There will be a meeting of the City Zoning Board of Appeals on July 17th to listen to arguments for and against granting these variances.  If they are granted, the project then goes before the City Planning Board for final plan approval on July 24th.  Both of these meetings are open to the public.  Details of the time and place of the July 17th meeting can be found here.
